The Home & Neighbourhood

Snowbird is an architectural award winning home nestled on Queenstown's hillside in a very safe and quiet neighbourhood, surrounded by parklands. Enjoy this peaceful and private location, while being just a short walk to the town centre. Here you will find lots of adventure, shopping, dining, nightlife, transportation, and more!

House Rules

### Important

This home is a short-term rental property and operates in a quiet residential area with consent from the local council. Compliance to the House Rules ensures the home remains compliant to the conditions of the consent from the local council.

### Consumable Items

We provide consumable items like cooking supplies, tea, coffee, laundry powder, and soaps free of charge for fair use. Please note, any unused items should remain in the home.

If guests need more consumable items during your stay, items can be easily found in local stores.

The home includes some electrical devices, adapters and electrical charging options which we encourage you to use during your stay. Please note these remain property of the house at all times.

### Security & Responsibility

* Please help us make your stay an enjoyable and memorable one. Please look after your valuables and secure your accommodation. While we take precautions, please note that we cannot be held responsible for any lost or damaged personal belongings on the property.

* Note that the house alarm is not in operation.

* The hosts/owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities, as well as loss of personal belongings or valuables of the guest. This includes adults and children.

### Check-In & Check-Out

* Check-In after 3 PM

* Check-Out by 10 AM

Note there are multiple parties who rely on these times for cleaning and maintenance. If you have requirements outside of these times, contact the host and we will do our best to accommodate you.

When checking out:

* Ensure the house (each room) appears as it was when you first arrived

* Leave all sheets on the beds and towels in the room you found them in

* Place all rubbish & recycling (including bottles, cardboard and plastics) in the bins &/or bags provided

* Load all dirty plates and glasses into dishwasher. Do not put any dirty plates, glasses, cutlery, etc away (as if clean)

* Turn the lights off and any electrical items you have used. Do not switch off any utilities items such as WiFI, modems, etc)

* Turn off heated towel rails, the gas fire, the BBQ, and ensure the wood burner is closed with the air-supply closed off

* Please make sure all windows and doors are securely locked.

* Leave the access keys/remotes on the kitchen bench

### Access

* Front Door: Unique access code provided to you as part of your booking information. The front door auto-locks 30 seconds after the door is closed. When leaving the house you can press the ‘Yale’ button to initiate the door lock

* Garage Door: 1 garage remote is provided

* Spa Pool cover: A key to unlock the clips is provided along with the garage remote.

Note: there will be a charge for a lost key or garage remote.

### Guests

The maximum total number of guests is limited to 9. The guest responsible for registering the booking must be 25 years old or older. All guests staying must be registered with the host beforehand. Only registered guests may spend the night. Guests are responsible for the actions of any invitees during their stay. Any unregistered guest can be asked to leave at any time without cause. If more than the authorised number of guests listed above are found on the Property, the Host may terminate your booking without a refund.

### Visitors & events/parties

Strictly registered guests only. No unregistered visitors are permitted. Parties are NOT allowed. No confetti, glitter, or excessive rubbish allowed otherwise an additional cleaning fee will be charged. Failure to comply will result in guests being asked to leave, additional cleaning costs being charged, guests being reported to the booking platform, and the Host may terminate your booking without a refund.

### Quiet hours & outdoor spaces

* Guests must keep noise to a minimum so as not to disturb the neighbours particularly from 10pm- 7am. If you are experiencing problems with noise from other properties between these hours, please phone Noise Control: +64 3 4410499.

* The local council requirements include:

1. Use of the outdoor spaces is not allowed between 10pm - 7am.

2. Any noise creating activities after 10pm shall only occur inside with windows and doors closed.

### Commercial photography

Commercial photography is not allowed unless guests have written permission from the host beforehand. Please contact the host for pricing.

### Pets

Pets are NOT permitted. If you bring a pet, and as well if any incident happens with your pet and any other person or animal, the Host may terminate your booking without a refund.

### Smoking, vaping, & e-cigarettes

Smoking or vaping is NOT permitted inside or directly outside the house. There will be a $250+ additional fee added for smoking inside the home and/or not properly disposing of cigarette butts. 

### Security & other equipment

There are security cameras located at the front door, in the garage (inactive) and in the rear yard (inactive). There is noise level monitoring in the hallway. Tampering with any of this equipment & any other safety or utility equipment (i.e. smoke, carbon monoxide, internet, connectivity, power, etc) the Host may terminate your booking without a refund.

### Spa pool

Please be advised that the use of the spa pool is at your own risk. The host is not liable for any injuries, accidents, or damages that may occur during its use. We kindly request that all guests exercise caution, adhere to safety guidelines, and refrain from using the spa pool under the influence of alcohol or substances. It is your responsibility to ensure that the spa pool is used safely and responsibly. By using the spa pool, you acknowledge and accept these terms.

### Child safety

Children must be attended to as there are multiple hazards throughout the house for children. Guests are fully responsible for the safety and security of their children at all times.

### Littering & Cleaning

NO littering. This includes leaving food outside and sitting around for long periods of time. If any part of the house/yard/appliances is found to be littered or heavily unclean that would require additional cleaning, there will be an additional cleaning charge.

### Rubbish & recycling

* Rubbish (red bins) are collected every Wednesday.

* Glass recycling (blue bins) and mixed recycling (yellow bins) are collected every Wednesday. Blue and yellow bins alternate each week.

* To confirm the correct bins for the week, please check the provided link or observe which bins neighbors have placed out (https://www.qldc.govt.nz/services/rubbish-recycling/rubbish-recycling-collection/).

* Bins need to be placed out on the street curb beside the driveway by 7am or later the night before. 

* Bins need to be collected off the street by Wednesday evening.

### Parking

Please park all vehicles, including visitors', in the garage or driveway, not on the street or blocking any access ways.

### Damages/breakages

Please respect our home as if it is your own. Only use appliances, equipment, furniture, etc for their intended uses. Please keep the property and all furnishings in good order. Removing any items from the property, including linens, and living and kitchen furnishings, is not permitted and you will be charged accordingly if anything is removed. Should any damage occur, please notify the owner immediately. Any damage to any items at the property, including sofas, chairs, tables, TVs, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure.

If any items in Snowbird appear damaged or are not working as you would expect them to be, please let the host know immediately.

### Contractors

* Contractors may need to visit the property from time-to-time. Garden maintenance contractors will advise you when they arrive (typically Monday-Wednesday), you can advise them to reschedule if the timing is not suitable for you.

* General house maintenance contractors (i.e. plumbers, electricians, spa etc) may need to attend for issues at the property during your stay. You will be made aware of these contractors and you may reschedule if the timing is not right for you.

### Acceptance of House Rules

By accepting this reservation, it is agreed that the House Rules are understood and accepted, all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
